  • When do I need an Pre Purchase Inspection report?
    Pre-purchase property inspection reports are carried out prior to settlement as noted in contract to purchase a home.   • What are the benefits of having an Pre Purchase Inspection report?
    The benefits of getting a building inspection report done before buying a property are: 1) Knowing in advance what the problems are, 2) Using the information to negotiate a remedy whereby significant issues may affect the settlement and final contract agreement pertaining or subject to the findings in the Pre Purchase Inspection report. 3) Gaining specialist advice about any major problems and how they will affect the property over time.
  • How long does an inspection take?
    Depending on the size of your property, inspections can take from 45 minutes to 2 hours.
  • How long does it take after the inspection to recieve my report?
    We have a 24 - 48 hour turn around on your report. We endeavor to get the report to you as soon as possible.
  • What does the building inspection report include?
    All of our building inspections and the reports fully comply with Australian Standard AS 4349.1-2007. The "Standard Structural Inspection" offers a detailed inspection for assessing the property. This provides 2 key pieces of information: 1. Is the home structurally sound 2. Identifying maintenance items for your information and future planning relating to the property. This thorough inspection includes the following: • Structural components – walls, foundations, roof structure, ceilings, floors. As per the Select Property Inspections Structural Standard Inspection • All interior and exterior surfaces – ceilings, floors, walls, doors, windows, roof, gutters, flashings, patios, pergolas – visual inspection and testing where possible • Outside items located on the property – carports, patios, paving, retaining walls, paths, drainage.   • Do you perform building and property inspections on weekends?
    Everybody has busy lives and it is sometime difficult to get everything done Monday to Friday. Depending on access affecting normal weekdays, we can get your report done over the weekend at no extra charge.
  • Will the building or property report be easy to understand?
    The front page of the report is very easy to understand with photographic evidence of all findings at the time of inspection. If you are ever unsure of something on the report, please contact us and we can help.
  • Are you inspectors qualified?
    Yes! Building Surveyor - BSP2411. You can find me on the published REGISTER OF BUILDING SURVEYING CONTRACTORS AND PRACTITIONERS. We have carried out more than 8,000 building inspections around Perth. Our building and property inspectors have carried out specialised inspection training specifically to meet the requirements of the Australian Standards For Building Inspections AS4349 1 - 2007 and are fully covered for Public Liability and Professional Indemnity Insurance. Our reports and inspections comply with the current relevant Australian Standards AS 4349.1 – 2007 - Inspection of buildings, Pre-purchase inspections— Residential buildings.
  • Can you provide pest inspections?
    A pest inspection can be arranged for you with our trusted Licensed Pest Treatment partners. Our relationship is based on a mutual respect, no referral fees are given or taken during the engagement to ensure you, our client the best and most affordable Timber Pest and Termite Inspection carried out to meet or exceed The Australian Standards under AS4349.3-2010 Inspection of Buildings Part 3: Timber pest inspections. The purpose of the pest inspection is to provide advice about the condition of the property concerning timber pest activity as outlined in the Scope of this Agreement. This Standard provides minimum requirements for non-invasive inspection of buildings for the activity of timber pests and preparation of associated reports.
  • Can I contact you to discuss the reports results?
    Or reports are written for you to understand. We will call you to debrief once the inspection has been comppleted and will send you the report within 24hrs. Once you have had a chance to read over the report, if you do have any questions or need clarification on any itmes noted in the report, we would be more than happy to take a call. We are busy though and to get a clear response it would be beneficial if you were to email with your queries in advance.
  • Do you include photographs with your reports?
    Select Inspectors will take clear digital photographs of all significant findings at the time of inspection, giving you the assurnace that all issues raised in the report are able to be found on the property and demonstrated.
  • Do you require up front payment?
    Inspections will be booked and completed however the report will be issued when payment confirmation has been made. Credit Card payments register instantley, EFT and direct transfers may take up to 2 days. To facilitate recieving your report as soon as possible we ask that you email to us a reciept of the bank transfer.
  • What payment methods do you accept?
    We accept cash payments, credit card and direct deposit.
  • What locations do you service?
    We cover all areas of Perth metro and outer suburbia. Longer distance inspection journeys will be quoted accordingly
